ballooned into huge call centers. Most of the workers are entry level and others
are ex loan officers, some have been outsourced! Now, you may either get a real
moron on the phone, or you may a great person who cares and will want to help
you. Be persistent and don’t give up. Call until you get someone that wants
help.

But no matter how great the person you find, you will have to be patient and
be prepared to resubmit and resubmit your paperwork. I use a free program called
PDF Sam , it
allows you to organize your pdf files and help you keep them updated to send
to the bank next time they lose paperwork.

What to expect when calling a lender. Aren't you glad we do this for you?

Okay, let’s get this out of the way now. You will need to prepare yourself
mentally to call at least 3 to 4 times before you get someone that will want
help you, yes I said want, remember they are people and the ones that try actually
do help. You will need a place to record all the phone numbers and extension
you get.

Also don’t get caught in calling the wrong department, if you get someone who
isn’t listening to you and wants to just talk about you making your payment,
you’re probably talking to the collections department. Only speak to the loss
mitigation department.

Patience is King

Lenders will want things done right away, unfortunately they don’t do the same.
They will take a few weeks to process most documents. They may ask for documents
they already have as we mentioned earlier. Be patient.

Carlsbad Real Estate – Short Sale Question | Should I stay in the home while doing a short sale?

I was asked a question the other day about whether it was better to stay in the home when doing a short sale or was it better to move before the credit got any worse. While this wasn’t explained in the video, most property management companies and landlords have been pretty lenient with potential renters who have short sold their homes or gone thru a foreclosure.

There are other issues with Vacant Short Sale that we wrote about below.

Many people living in North San Diego, South Orange County and South Riverside County who have been in this situation are good people that feel like they should move before the their credit gets any worse and they feel like they should leave the home before the bank comes knocking on the door.

The end results of these actions leads to vacant homes, dead or overgrown lawns. Worse yet many vacant short sale homes are found by squatters and criminals. While the homeowner means well by not ‘trying to live rent free’ they are still legally responsible for home. Many insurance companies will not insure vacant homes without a special policy, homeowners who abandon homes rarely contact the insurance companies and assume the lender will automatically insure it. Lenders should not be counted on to do anything automatically, remember robo-signing? Residents in cities and neighborhood such as Carlsbad, Encinitas, San Marcos, San Elijo, Rancho Santa Fe, Del Mar, La Jolla Oceanside, and Vista have all had to face the potential threat that abandoned homes can bring their communities.

Customers who decide to short sale their property worry about the sheriff knocking on the door, the thought is always in the back of their minds. But your real estate agent will let you know and give your plenty of notice for you to move, if they don’t , then the bank most certainly will. The relocation process of a foreclosure can take anywhere from 4 weeks to 6 months.

If the homeowner stays it will not only help them save money for relocation expenses, but it may save the entire community money. No vacant homes means no criminals hiding out next door, no squatters, no teenagers looking for a spot to party. We have seen everything from beer bottles thrown in the streets to people using these vacant homes drug dens.

So, If you are facing foreclosure and are doing a short sale we recommend for you to stay in the property until the sale is completed. Obviously if you are relocating this is not an going to be an option. But if that is the case have your Realtor help manage the property for your while it sells.

Vacant homes may be easier to show than a occupied property, but they do not always show well. People need to see furniture to access the homes true size and potential. This does mean of course that if you stay in the property you should clear clutter, personal items and stage it like you would any regular sale.

An occupied home may also have less maintenance issues, turning off the water for a long period of time may affect the pipes and cause major problems later on. We could go on and on, we feel it’s a better option for everyone.

Parent workshop to be held in Temecula

The Temecula Valley Council PTA will sponsor a free, two-part, workshop on creating school-family-community partnerships from 10 a.m. to 1 p.m. Tuesday and Feb. 23.

The workshop will include information on parent information resource centers, ways parents can get involved in schools and other topics.

The workshop is open to parents from any Temecula Valley Unified School District campus, but seating is limited and reservations are required. The sessions will be in the community room at the Temecula Public Library, 30600 Pauba Road.
